Drive south on Lakewood Ranch Boulevard past University Parkway on any given Saturday this month and you'll pass four active job sites within about a half mile of each other. Ask five different neighbors what's going in and you'll likely get five different answers, because the coverage back in March treated all four as one story: a new entertainment district, arriving together, changing the neighborhood at once.
That's not quite what's happening. The four projects were announced as a package, but they're landing on four different calendars, and only one of them has a hard date this year. If you've been holding off on plans, joining a waitlist, or just wondering what to expect before the holidays, the gap between the headline and the actual construction timeline matters.
Four Names, One Stretch of Road
The corridor sits on the Sarasota County side of Lakewood Ranch, clustered near Professional Parkway, distinct from the lakefront town center at Waterside Place, home to the recurring Sunday Farmers' Market and the seasonal Ranch Nite Wednesdays. This is a different pocket of the community: bigger footprints, fewer sidewalk cafes, more of what planners call an entertainment district and what everyone else just calls "the place with the trampoline park."

The One That's Already Proven Itself
Urban Air isn't new anymore, even if it still gets talked about like a coming attraction. It opened in the fall of 2025 and at 60,000 square feet is the largest of owner Michael Tucci's three Tampa Bay locations, and the largest of the roughly 400 Urban Air locations nationwide. The Lakewood Ranch build includes trampolines, mini-carts for younger kids, a climbing wall, laser tag, battle beams and a ninja course.
Tucci has said the location has had no complaints worth mentioning, and he's become friendly enough with the operators building nearby that he frames the cluster as cooperation rather than competition. He specifically chose mini-carts over full go-karts so he wouldn't step on what SkyTrack has planned next door. That kind of coordination between operators is worth knowing if you're trying to guess how the finished corridor will actually function once everything's open. It reads more like a planned complex than four businesses that happened to land in the same zip code.
The One Date You Can Actually Circle
Life Time is the anchor with a real deadline. The 86,000-square-foot athletic country club at 5000 Lakewood Ranch Blvd. N., next to Gold Coast Eagle Distributing, is scheduled to open in October 2026. That's a firm month, not a season, and the project topped out its structural framework at the end of last year, which is why the date has held while others have slipped.
This will be Life Time's ninth Florida location and its first in the Sarasota-Manatee market. The nearest existing club, Harbour Island in Tampa, sits 64 miles away, which is part of why the company describes local demand as having been building for a while. The plan includes 14 pickleball courts, three of them indoor, along with a leisure pool with waterslides, two lap pools, and a full fitness floor. Membership pricing for Lakewood Ranch hasn't been released. For comparison, monthly dues at a similarly sized Life Time in Atlanta run around $279 per person, though that's another market and not a promise of what this one will cost.
The waitlist opened in July 2026, and Life Time has said priority for membership and preopening pricing goes to whoever signed up first. If you've been meaning to get on that list, October isn't far off.
The One Still Waiting on a Foundation
Backyard Social is the more casual concept of the group. Owner Mat Baum, who also runs Agave Bandido and the upstairs speakeasy Maya Speak Tiki at Waterside Place, describes it as not quite a restaurant and not quite a bar: permanently parked food trucks instead of a kitchen, a full-service bar, lawn games and a stage for live music.
As of March, Baum said the foundation hadn't been poured yet, and he and partner John Mann were aiming for a mid-November opening. By April, coverage of the broader district had softened that to a general "fall 2026" window. Both can be true at once. Foundation work that starts late in a build schedule doesn't leave much room, and a mid-November target set in March is the kind of date that tends to drift a few weeks in either direction once actual construction gets underway. If you're planning around it for a specific event, fall is the safer bet than a specific week.
The One That Quietly Moved a Full Year
SkyTrack is the attraction most likely to surprise people who only read the early headlines. It broke ground on March 10, 2026, with plans for a three-story indoor electric go-kart track, more than 85 arcade and virtual reality games, a 16-lane bowling alley, high-end indoor mini golf, a full-service restaurant and two bars.
The go-kart track itself is being shipped from Europe, and while the installation only takes about 30 days once it arrives, the full buildout is expected to take roughly 14 months. That math puts the opening around May 2027, which is the specific date co-owners have cited in interviews. Other coverage has rounded that to "mid-2027." Either way, this is not a this-year opening, even though it was announced alongside three projects that mostly are.
Co-owner Jennifer Alokeh, whose husband Wael is a Lake Club resident and physician who dreamed up the concept after watching his kids burn hours in an Orlando hotel arcade, put the gap in the market plainly:
"Lakewood Ranch has rapidly grown and has become one of the best places to live, but there's no bowling alley or go-karts, so the idea evolved from there."
That's the honest version of the timeline. The idea is real and funded. The building is a year out.
What This Means for Your Fall
If you're trying to plan around this corridor rather than just watch it from the car, here's the practical read:
- Urban Air is the one you can use right now, no waiting required.
- Life Time is the one with a real date. If membership matters to you, the waitlist queue is already moving and October is close.
- Backyard Social is close enough to plan loosely around, but treat "mid-November" as an estimate, not a reservation.
- SkyTrack is a 2027 plan. If you were hoping for go-karts before next summer, that's not happening.
None of this means the corridor isn't coming together. It means it's coming together in stages, the way most real construction does, even when the initial coverage makes four separate groundbreakings sound like one grand opening. Knowing which piece is actually finished, which has a real date, and which is still a rendering with a foundation problem is the difference between planning your fall around what exists and planning it around what got announced.
