How to Price a Lakewood Ranch Builder Incentive Against a Resale Price Cut

"When a resale seller cuts price, they are competing directly for our customer, and we respond." Lennar CEO Stuart Miller said that on the company's September 17 earnings call, according to the Motley Fool transcript. He said resale listings in Florida are "particularly high."

In Lakewood Ranch, the two sides of that competition are pricing in different currencies. A resale owner lowers the number on the listing. A builder mostly lowers the number on your monthly mortgage statement, and only for some of the loan's life. A buyer comparing a three-bedroom resale in an established village with a quick-move-in home down the road is often comparing a price with a payment. That comparison only works once both offers are stated in the same terms.

The Strings Come Before the Rate

Taylor Morrison's October offers for the Sarasota area show the pattern clearly, and the conditions are printed in the promotion's own fine print. To get the advertised financing on a quick-move-in home, a buyer has to:

  1. Sign a contract between October 1 and October 31, 2026. The window closes this Saturday.
  2. Close by November 13 for the rate offers, or by November 30 for the larger closing-cost offer.
  3. Pre-apply with Taylor Morrison Home Funding, the builder's affiliated lender, before making an offer.
  4. Finance through that lender and close with a closing agent chosen by the seller.
  5. Meet underwriting and loan limits. The rate depends on a pool of funds that ends when it runs out or expires.

The fine print also says buyers can use their own lender and title company. They just lose the promotion if they do. A close-by date a few weeks out is a hard schedule for a buyer who still has a home to sell. A resale seller in Lakewood Ranch has no affiliated lender and no rate pool, and also no deadline the buyer has to work around.

The Cash Offer Is the Only Price Cut on the Menu

Taylor Morrison does offer a straight price reduction in October, but only to all-cash buyers. They can get up to 5% off the home's base price, and that offer can't be combined with the financing promotions.

So a buyer picks one or the other: a lower price or a lower rate. Taylor Morrison's sample conventional loan assumes a $500,000 total purchase price with up to $6,000 in seller-paid costs. For scale, 5% of a $500,000 base price would be $25,000, though base price and total purchase price aren't always the same number. The page doesn't put a dollar value on the rate package. That leaves the buyer to work out whether five years of a lower rate is worth more or less than a smaller loan.

The rate itself is set up differently from anything a resale seller can offer. Taylor Morrison says it has "locked in" an interest rate through its affiliated lender "for a pool of funds." That's a rate arranged ahead of time for many future buyers, not negotiated for one sale. D.R. Horton's call showed how far below market those rates can run. According to Fortune's summary of its third-quarter results, the average rate on D.R. Horton's mortgage backlog was 4.9%, against a market rate of about 6.5%, as of June 30.

The Lowest Rate Carries a Reset Date

The headline Taylor Morrison rate is 4.25%, shown with a 6.32% APR. It's an FHA 5/1 adjustable-rate mortgage. The 4.25% lasts 60 months. After that, the rate can adjust once a year based on the 30-day average Treasury index plus a 2.00% margin. Increases are capped at 1% per adjustment, with a lifetime maximum of 9.25%.

The table shows the highest rate those caps allow in each year. Actual rates will depend on the index.

Loan year Highest possible rate under the stated caps
1–5 4.25%
6 5.25%
7 6.25%
8 7.25%
9 8.25%
10 and after 9.25%

A resale price cut carries no reset. Take $25,000 off a resale and the loan is smaller for all 30 years. A teaser rate lowers the payment for five years, and after that the index decides. The same page also offers a 5.49% conventional fixed rate with a 5.60% APR. That's a cleaner comparison against a resale, because it doesn't change.

The Contribution Limits Have a Builder-Shaped Exception

The major loan programs limit how much a seller can put toward a buyer's costs on any one deal. Builders and resale owners face the same percentages:

Loan program Seller contribution limit Buydowns counted?
Conventional, Fannie Mae 3% above 90% LTV, 6% at 75.01–90%, 9% at 75% or less; 2% on investment property Yes, except qualifying builder forward commitments
Conventional, Freddie Mac 3% / 6% / 9% at the same LTV bands; 2% on investment property Qualifying builder forward-commitment costs are excluded
FHA 6% of sale price Yes, temporary and permanent
VA 4% of reasonable value for concessions Yes, per VA's buydown guidance

Fannie Mae names builders and developers as interested parties, the same as any seller. That's why every Taylor Morrison offer says "Maximum seller contributions apply." There is one carve-out. Fannie Mae says a forward commitment, an agreement between a builder and a lender for blanket rate coverage signed before any sales contract with a borrower, doesn't count toward its financing-concession limits because it isn't tied to a specific loan. Freddie Mac excludes a builder's forward-commitment costs under similar conditions. A resale owner selling one house has no pool of future buyers to arrange that kind of coverage for, so any buydown that owner pays for comes out of the per-deal limit.

These limits are general information, not legal, tax or financial advice. Your lender is the one to confirm how they apply to your loan.

Where Builders Are Cutting Price Too

The payment strategy has limits, and the price tags show it. Taylor Morrison lists a home at 3204 Vicenza Court in Esplanade at Azario at $724,609, down from $819,609, a $95,000 reduction. Neal Communities has cut list prices on Lakewood Ranch quick-move-ins in Palm Grove and Windward. 2204 Bamboo Palm Cove dropped from $571,990 to $548,990, and 8165 Scarletbush Drive in Windward from $864,990 to $824,990. Neal shows an estimated monthly payment next to each price, $2,605 a month for the Bamboo Palm Cove home, which says a lot about how builders frame the decision. D.R. Horton's Star Farms cuts are small. 18622 Buckskin Drive went from $310,990 to $307,000, under a savings event that ends November 1.

Nationally the numbers move the same way. In the NAHB/Wells Fargo Housing Market Index for September 2026, 38% of builders reported cutting prices, by an average of 6%, and 66% used sales incentives. Lennar's third-quarter release put incentives at about 12.0% of its average sales price for the quarter ended August 31, with home-sales gross margin of 15.8%, down from 17.5% a year earlier.

Not every Lakewood Ranch builder is selling on rate. Stock Development's resort-style clubhouse at Wild Blue at Waterside is due to open in January, and the company's sales VP told SRQ Magazine "we're in the luxury lane."

What Resale Sellers Are Already Giving Up

Lakewood Ranch falls in both Manatee and Sarasota counties, and the Realtor Association of Sarasota and Manatee reports at the county level. In September 2026, Manatee County single-family homes sold at a $485,000 median. Sellers received a median 95.7% of their original list price, homes took a median 53 days to go under contract, and the county had 3.9 months of supply. Sarasota County had the same $485,000 median, 94.3% of original list, 51 days to contract and 3.7 months of supply. Sources: the Manatee and Sarasota September summaries.

On a home that sells at the $485,000 median, giving up 4% to 6% of the original asking price is roughly $20,000 to $30,000. Resale sellers are already giving ground in the same percentage range as the builder's cash-only discount. They give it in price, so it shows up in comps and lowers the loan amount for the full term.

The new-home side has plenty of volume to compete with. RCLCO's mid-year 2026 ranking put Lakewood Ranch second in the country with 1,064 new-home sales in the first half of the year.

Putting Both Offers in the Same Terms

  • Turn the builder offer into a price. Ask the builder what discount it would give to a buyer who uses an outside lender or pays cash. The difference between that and the incentive package is what the rate is costing the builder.
  • Turn the resale offer into a payment. Have your lender quote the resale at today's market rate after the price cut. Then compare it to the builder's fixed-rate option, not the ARM teaser.
  • Line up the deadlines. A November 13 close and a home-sale contingency rarely fit together.
  • Add up recurring costs. Many newer villages carry CDD assessments that older resale neighborhoods may not. Our CDD guide explains how they show up on a tax bill, and our new construction vs. resale comparison covers the differences beyond price.

Quick Answers

Will these October offers still be available in November? Taylor Morrison's contract window ends October 31, and the company can change terms before contract. Builders refresh promotions often, so ask for the current addendum.

Can a resale seller pay for a rate buydown? Yes, within the per-deal contribution limits. Fannie Mae and FHA both count an interested party's buydown toward those limits.

Is the 6.32% APR on the 4.25% loan a mistake? No. The APR includes the upfront mortgage insurance premium and reflects how the rate can adjust after year five.
